Feasibility studies and business plans for small hotels and B&Bs
“Gianora Consulting offers a fresh and creative approach to hospitality consulting. Always aware of the latest trend and news, we are passionate as much as you are about the hotel industry. With an extensive operational background, we know the challenges you are facing. Our ambition is to develop new ideas and feasible tailor-made suggestion for hoteliers.”
Before you invest, we tell you whether your hotel, B&B or hostel in Ticino, Graubünden or elsewhere in Switzerland can work. And we prepare the documents that banks, the Swiss Society for Hotel Credit and the canton require.

Who we work with
We support people who want to open, renovate or relaunch a small hospitality business:
property owners considering a B&B, aparthotel or serviced holiday home;
hoteliers planning to renovate, expand or reposition their hotel;
municipalities, patriziati, foundations and associations with a hostel, mountain hut or tourism project;
general contractors, architects and investors who need to test the viability of a hotel project.
Why choose us
Specialists in small properties
B&Bs, small hotels, hostels, aparthotels, restaurants and mountain huts: projects where every franc counts and the numbers must be realistic from day one.
We know the region and the rules
Tourism markets in Ticino and Graubünden, cantonal hotel and restaurant law (LEAR), the Ticino Tourism Act (LTur), and the requirements of the Swiss Society for Hotel Credit and the Swisstainable programme.
Numbers you can check
Profit and loss forecasts based on hotel industry standards (GOP and NOP), 10-year financial projections and documented assumptions. Second review on request: the results can be reviewed by Horesman SA, a hotel trust company.
What we do
Feasibility study
We test whether your project is viable before you start building: location, tourism demand, competition, positioning and profitability. Feasibility study
Business plan
We turn your project into a complete, convincing document for banks, the Swiss Society for Hotel Credit, the canton and investors, which then becomes your management guide. Business plan

Draft and review – We discuss the first results with you and, if needed, your architect.
Final presentation – We deliver the complete study with figures, risks and recommendations.

Applying for a loan or a subsidy?
Since 2026, projects applying for a Ticino LTur subsidy must submit a sustainability report by the Swiss Society for Hotel Credit and meet Swisstainable requirements, in addition to the business plan. We help you build a complete, consistent application from the start.
A team of hospitality professionals
Since 2015 the Gianora Consulting team has supported hotel and tourism projects in Ticino, Graubünden and French-speaking Switzerland. The team is led by Letizia Gianora, a graduate of EHL Hospitality Business School with experience in chain and luxury hotels in Switzerland and abroad, Deputy Director of the Higher Vocational School for Hospitality and Tourism (SSSAT) and a member of the Board of Lugano Region, representing hoteliers. We work in Italian, French and English.
